How I work with buyers
Most of what decides a purchase at the top of this market happens before an offer is written. Thin inventory means a shortlist is rarely three versions of the same house — it is a handful of genuinely different properties, each with its own trade-offs. So the first conversation is about what you actually need from a property and which parts of this metro can deliver it, not about a price band. When the right thing appears, that groundwork is what lets you move on it the same day.
Why the diligence gets so much attention on this site
Because in Albuquerque it is where the surprises are. An address with the city's name in it may be in the city, in unincorporated Bernalillo County, or in a village with its own land-use code. A lot may be larger than its buildable envelope. Pasture may be green because it is irrigated under an arrangement that does or does not attach to the parcel. A foothills property may be on a community water system, or a well, or septic. None of that shows up in listing photographs, and all of it is knowable before closing — if someone knows to ask.
