Buyers purchasing a secondary residence or an income property at the upper end of this market are usually solving for something specific — a base near family, a seasonal residence, or a property that holds up when it is not occupied. The property questions are the same as anywhere; the ones about use and holding are not.
Establish what governs use before you buy
Short-term rental is regulated at the local level and differs between the city, the county and the villages, and a covenant layer or association rule can restrict it regardless of what the jurisdiction permits. If any part of your plan depends on renting the property, confirm both layers for the specific address in writing rather than relying on what comparable properties appear to be doing.
A property that sits empty is a different property
Irrigation, landscaping, pools, freeze protection and simple presence all need an arrangement when the owner is elsewhere for months. Factoring that in before purchase — including who will actually do it — is a better outcome than discovering it in the first winter.
Financing and structure
Second-home and investment purchases are underwritten differently from a primary residence, and that affects timing as much as terms. Speak to a lender about the specific structure early; it shapes what an offer can credibly promise a seller about closing.
