Buyers moving to Albuquerque from another market arrive with a working model of how real estate behaves, and a few parts of that model do not transfer. The high desert, the river valley, the foothills and the village jurisdictions around the city each work differently from one another, and none of them work quite like a coastal or Midwestern suburb.

Orientation before shopping

Most out-of-state buyers benefit more from a day spent understanding the metro's geography than from a day touring houses. Which side of the river, how far up the foothills, city or county or village — these decide commute, services, land-use rules, and what your money buys, and they are hard to reason about from listing photographs. Getting the map straight first tends to shorten everything that follows.

The questions that surprise people

Septic and well arrangements outside the city core. Acequia irrigation and the obligations that come with it. Village jurisdictions with their own building codes. Building envelopes that are smaller than the lot. Dark-sky lighting rules. Monsoon drainage on a sloped lot. None of these are obstacles; they are simply not things most buyers have had to think about in their previous market.

Buying at distance

Plenty of relocating buyers purchase before they move, which puts weight on video walkthroughs that show the things a listing does not, on getting the right specialists to the property, and on someone being physically present for inspections and the final walkthrough. That is workable, and it works better when it is planned rather than improvised.
