Thin inventory changes how you shop

In the upper tier there is rarely a set of three near-identical options to choose between. A shortlist is usually a handful of genuinely different properties, each with its own trade-offs, and the comparison is qualitative before it is financial. That means the useful work is front-loaded: establishing what you actually need from a property, which neighbourhoods can deliver it, and what you are willing to trade, so that when something right appears the decision is already most of the way made.

The diligence is property-specific, not procedural

A standard inspection is the floor, not the work. Depending on where you are buying, the questions that matter may be a well's records, a septic system's capacity, a building envelope, an HOA's reserves, a ditch easement, a retaining wall's permitting or a historic overlay. Knowing which of those apply to a given property before the inspection period starts is what turns a ten-day window into enough time.
