Tanoan

Tanoan is the gated, golf-centred option on the northeast side, and for a certain buyer it is the only shortlist entry that matters: guarded entries, patrolled streets, mature landscaping, and a course running through the middle of it. It is also the neighbourhood where two documents — the association's and the club's — are most often confused with each other.

The HOA and the country club are not the same thing

Living inside the gates and belonging to the country club are separate arrangements with separate costs and separate rules. Buyers routinely assume that purchasing a home carries a membership, or that association dues include golf. Ask specifically what the association assessment covers, what club membership is available at what category and cost, whether any membership transfers with the property, and whether any of it is mandatory. Get that in writing during the inspection period — it is a straightforward question with a straightforward answer, but only if it is asked.

East and west are governed separately

Tanoan is not one undifferentiated community. Different sections have their own associations, their own assessments and their own rules, and the character of the housing stock differs between them. When you compare two homes 'in Tanoan', check that you are comparing the same governance and the same fee structure, because the addresses can look interchangeable from a listing sheet when they are not.

Golf frontage cuts both ways

A lot on the course is a premium position and it is also an operational one: early maintenance, cart traffic, irrigation schedules and stray balls are part of it. Which hole a property sits on, and where on that hole, changes the experience considerably. If frontage is what you are paying for, it is worth seeing the property at the hour the course actually wakes up rather than at a mid-afternoon showing.

What diligence tends to turn up here

Much of the stock dates from the 1980s through the 2000s, so the practical questions are the ones that come with that vintage: roof and parapet condition, original systems reaching end of life, pools and their equipment, and stucco maintenance history. Alongside that, read the association's financials and reserves. In a community whose value rests on gates, patrols and shared grounds staying well kept, the reserve position is a substantive part of what you are buying.
